This new 100 square metre flat, designed by mood space studio, is situated in Łódź, within a development that forms part of the city’s historic fabric. Although the building is contemporary, it is surrounded by tenement houses and the concert hall – this context can be seen from the windows and felt in the way the design combines classical inspirations with modern materials. It is a space created as an investment property, yet one that is not devoid of character, ready to meet the needs of its future residents.
Flexibility was a key consideration from the outset. The flat is intended for rental – both long-term and short-term – so it had to remain adaptable to various lifestyle scenarios. A tenant might have a pet, a musical instrument, or a specific profession requiring additional workspace. The interior has been designed to provide a solid functional foundation, whilst allowing for future modifications without compromising stylistic coherence.
A classic style set against the urban backdrop
Mood Space Studio made a conscious effort to respond to the surroundings. The modern building stands alongside terraced houses and the concert hall, which is why the design was kept in a classic, understated style. Dark wood tones dominate, lending the interior depth and a timeless quality. These are set against a light-coloured epoxy resin floor – a material the designer particularly values for its smoothness, durability and ability to highlight other elements. The resin does not dominate, but creates a calm, elegant base.
Another key objective was to strike a balance between versatility and character. The interior was not meant to be anonymous, like many investment flats. The subdued colour palette, classic references and balanced details make the space pleasant to experience, whilst at the same time not imposing a pre-determined scenario on future residents.
Material choices
Budgetary challenges are a natural part of the process, but the designer emphasises that the key lies in the conscious management of resources. It is worth knowing where savings can be made without compromising on quality, and where investment is needed. In this project, one such element is the stone worktops – sintered stone or conglomerate – which lend the kitchen and bathrooms a sense of solidity and elegance. These are durable, aesthetically pleasing solutions that can withstand heavy use, which is particularly important in a rental flat.
Epoxy resin, on the other hand, although often treated as a neutral base, plays a significant role in this project. Its uniform surface organises the space, highlights the wooden accents and helps maintain a sense of visual lightness across the large ground floor area.
Natural division of functions
The layout of the flat stems from its two-level structure. The ground floor is a spacious open-plan area comprising the entrance hall, living room, kitchenette and dining area. Adjacent to this is a bathroom with a shower, a walk-in wardrobe and a home office. This space has been designed to be comfortable for everyday use, whilst remaining easy to adapt.
The first floor serves a more private purpose. It features a bedroom with an open-plan walk-in wardrobe and an open-plan bathroom with a bath, an additional room and access to a large terrace. This layout allows future residents to freely adapt the space to their own needs – from remote working to relaxation and hobbies.
A hidden detail
One of the most interesting elements of the design is the hidden passageway to the home office, integrated into the kitchen unit. The photos from the shoot show it in both its open and closed states. This solution organises the space, maintains the aesthetic continuity of the layout and, at the same time, adds an intriguing character to the interior. The office has been left for the future residents to arrange as they wish, which reinforces the idea of flexibility inherent in the entire project.
