A house turned into an office building. The architects enlarged it with a new wing

The project for the conversion and extension of a residential building in Ulanów is an example of combining architecture with the ecological values of a company. The Onda Architektura studio transformed it into a modern office building, which is the headquarters of Pinus Sp. z o.o., a company specialising in the production and trade of wood. The architects focused on solutions that favour environmental protection and sustainable development. The concept also reflects the company’s business profile.

The building is located in the picturesque village of Ulanów, situated in the valley of the San River, known for its beautiful landscapes and forest areas.

“We decided to make major changes to the existing structure because the redeveloped building did not fit into the local architectural context of the village and its form deviated from the typical solutions for the area. In our opinion, the building did not have architectural qualities that would justify its preservation in its existing form. The building is not a historical monument, but it is located within the conservation zone entered in the register of historical monuments and the project was agreed with the conservation officer” – write the architects from Onda Architektura.

Existing condition of the building

The main objective of the redevelopment was to create a functional office space while respecting the existing building structure. The designers received detailed guidelines from the investors regarding the functional layout, leaving them full freedom in shaping the architectural form. The use of the existing structure allowed for a reduction in the consumption of raw materials and a reduction in CO2 emissions and construction waste. The redevelopment included the addition of a new part of the building, raised on columns. Its ground floor area housed a spacious, glazed showroom, while management rooms were planned for the ground floor. The main entrance to the building, highlighted by a high, two-storey portal, gives the building a representative character.

The adapted part of the building accommodates offices and staff welfare facilities. Both the new and existing parts of the building have spacious terraces, offering views of the San River valley. In addition, the roof of the new part features a terrace accessible from the open space in the attic, providing a resting place for employees. The contrast between the old and new sections is emphasised by the use of different finishing materials. The modern volume was clad with Linea fibre cement panels from Equitone, which are characterised by a linear pattern and a warm colour, reminiscent of wood. The material is durable, weather-resistant and sustainable. The existing part of the building received a pastel plaster finish, which creates a subdued background for the new structure.

The glazed link, set back from the façade, subtly separates the new part from the old, while maintaining architectural integrity. It was also important to replace the hipped roof of the new part with a more harmonious gable roof form, in keeping with modern architectural trends. The design of the Pinus headquarters is an example of a thoughtful approach to modernising existing facilities. The solutions applied not only emphasise the modern character of the building, but also fit in with the ideas of ecology and sustainable development. The office space, thanks to the use of natural materials, large glazed areas and spacious terraces, creates a comfortable and inspiring working environment.
