The second phase of the Chronos development in Warsaw’s Wola district by Tri-City developer Moderna Holding is being launched. The new development will be an extension of the building at 153 Solidarności Avenue. The site closes the frontage of the junction of Solidarności Avenue and Żelazna Street, and will comprise 18 flats on 6 storeys with commercial premises on the ground floor. The design and functionality of the building will continue the direction set by the neighbouring building – with subtle architectural differences. The next phase of the project has received the necessary planning permission.
Before the Second World War, Żelazna Street and today’s Aleja Solidarności Avenue were compact frontage buildings consisting of historic tenement houses. At 81 Leszno Street there was a hat manufactory belonging to Herman Sieraczek. It was connected to a corner tenement, stylistically different from the more modernist building that housed the “Eleganto” company. On the other side, it was enclosed by a building located at 91 Żelazna Street.
In place of the building at 153 Solidarności Avenue, which was demolished in 2014, Moderna Holding developed the Chronos development. The neighbouring project, on the other hand, will continue the existing parts with its aesthetics and functionality. The assumed height of the extended part is 24.72 metres (VI storeys), while the built-up area will be 1552 sq. m. The development will comprise 18 residential units ranging in size from 41 to 70 square metres and two commercial units on the ground floor. The extension will allow the development quarter at the junction of Żelazna Street and Solidarności Avenue to be closed, which will have a positive impact on the spatial order of the place itself.
The new corner building will be an extension of the idea behind the modernist style of the building at 153 Solidarności Avenue, but with subtle differences in the approach to the architecture itself, for which Moderna Holding’s in-house design department is responsible. The sculpting of the newly constructed building will mute the differences in planes and emphasise the contrast of different textures. The top floor will be withdrawn in relation to the face of the lower facades, and horizontal highlights will soften the rhythmic nature of the divisions. The styling will be taken from the visual direction proposed by the neighbouring building, but will retain its distinctiveness and identity as a new, separate project.
The corner elevation will be further distinguished by an axial arrangement of arcades providing entrances to the commercial units. The regular rhythm and natural stone finish will refer in style to elegant pre-war townhouses. The differentiation of the two parts will only involve necessary changes in the height of the building resulting from the urban planning parameters set out in the Local Development Plan and the vicinity of the building at 91 Żelazna Street.
