The practical house designed by the IFAgroup studio was built in the downtown area of Iława in the Mazury region. The surroundings form a mosaic of buildings of different scales and proportions. In the vicinity are blocks of flats from the second half of the 20th century and single family houses. The project was intended to function in this heterogeneous space as an object that would fit in with the existing buildings despite the lack of expressive references. The architects were looking for a form that brings order to the local chaos and draws on its overall compositional principles.
A practical house in Ilawa – the main concept
The 270 sq m building is set on a long, narrow plot. The entrance and entry are located on the south side, where a busy street runs, while the northern end of the plot opens up to the river. This juxtaposition of directions formed the basis for the development of a body made up of two parts with separate functions. The segment with the garage is positioned next to the street, so that it absorbs most of the background noise. The living area, separated from the garage by an internal patio with a sunny exposure, is located in the depth of the plot.
A house that protects privacy
The living area took the form of a V, allowing the view to be directed towards the river. This arrangement resulted in the creation of an additional terrace in the north-western part of the house. Both the patio and the terrace were planned in such a way as to limit visual contact with the neighbouring properties. This treatment improves the daily comfort of the residents and creates a space with a high degree of intimacy.

Practical house in Ilawa
The house fits in with the character of the neighbourhood, while creating an inner world that shields the inhabitants from the intense neighbourhood. The design is based on the need to interact with aesthetically ordered space, which reinforces the sense of harmony and influences the daily mood. The layout of the interiors and window openings precisely directs attention to selected parts of the landscape and graduates the perception of the individual zones.

IFAgroup’s realisation is an attempt to create a highly personal living space in a demanding environment. The project responds to the needs of the homeowners, who expect silence, tranquillity and contact with an attractive view despite the limited space and dense buildings in the immediate vicinity.
