Cityzen is a skyscraper to be built in the centre of Tbilisi. The skyscraper will serve a residential function with commercial and retail units in the lowest part. The soaring form of the building is a design by Zaha Hadid Architects, whose projects always combine avant-garde aesthetics with a deep respect for the urban and cultural context

The skyscraper will be built on the site of the former Soviet forces headquarters. It is a developing part of the city that can be reached using the second metro line. The district is home to university buildings and new housing estates are being built. It is an attractive location for living.

When designing the building, the architects decided to preserve the 250 existing trees on the plot. The building’s proximity to a 36-hectare new park with botanical gardens and recreational areas is also to be welcomed. The design of the building itself was inspired by the hills cut by river valleys that wind through the rolling urban landscape.

The skyscraper was designed as a gateway to a new neighbourhood. The building has distinctive cascading terraces that make their presence felt from the top to the podium facing the park. The terraces turn into social spaces in the central office area to then act as private balconies of the upper floor flats.

In total, the new building will have 42 floors and 57,000 sq m of space. The skyscraper has been designed to optimise natural ventilation. Enlarged balconies and external louvres will minimise direct sunlight in summer and increase it in winter.

Cityzen Tower is a bold manifestation of modern architecture, where innovative technology, sustainable solutions and deep inspiration from local tradition combine to create a harmonious whole. Construction is scheduled for completion in 2028.
