Broken building in Albania. Large terraces will be covered with greenery

It will be built in the centre of Tirana, amidst old and new buildings. The fractured building will have a mixed function. Part of the space will be occupied by flats, another part by a hotel and yet another by office space. The design of the building was created by the OODA studio.

The Ndarja building resembles two disjointed volumes. An urban square has been designed between the two parts. This zone is intended to attract residents and become a meeting centre. The architects used the effect of a ‘break’ in the structure to integrate the building into its surroundings. A planned water reservoir is expected to improve the microclimate and new greenery will make the site a modern showpiece for the Albanian capital.

On the ground and first floors, the architects have designed commercial spaces. These premises can be accessed directly from the street. The architects plan that cafés and restaurants will operate here, making the place vibrant during the day and evening.

The building facing Myslym Street offers a variety of flat types and a hotel on the upper floors. Their advantage is to be the view of the city. The Pitarka Street side is also intended for flats, but also offices. Each part of the building has a separate lobby.

A highlight of the building is the architectural treatment with the ‘crack’, which is the most characteristic element of the planned development. The resulting terraces and canopies are to be heavily planted with greenery. They will be like a kind of gateway to the city.
