Buildings inspired by nests. New development on Sobieszewska Island

Another residential and commercial development is being launched on Gdansk’s Sobieszewska Island. Dekpol Developer has just obtained a building permit for the complex, which is to be distinguished by its unusual architectural form and its integration into the local natural landscape. The design prepared by the IDEOGRAF studio from Gdańsk draws on the motif of a bird’s nest and refers to the nearby ‘Bird Paradise’ nature reserve.

Sobieszewo Island is one of the most valuable natural sites in the Tri-City. This protected area encompasses two reserves and provides a habitat for numerous species of birds and wild seals. Such proximity set the direction for thinking about the investment. Its designers sought a balance between architecture and natural surroundings, with an emphasis on landscape harmony and ecological solutions. The complex under construction will consist of nine structures: seven flat and service buildings, one restaurant and a hotel with a swimming pool, spa area and conference rooms. Significantly, the developer has consciously waived the maximum permitted building height in order to better integrate the buildings into the surrounding landscape.

A significant element of the concept is the development of greenery. The design includes the use of local plant species, such as pine trees and coastal grasses, to help preserve the biodiversity and biological continuity of the site. The needs of wildlife have also been taken into account in the design, so barriers that could restrict animal migration have been avoided, and the selection of plants has been further consulted with naturalists. The development site was previously occupied by the ‘Alma 2’ leisure centre, abandoned and not renovated since 2015. The new development aims to prevent further degradation of the area and to introduce a function in line with the local plan and respect for the existing natural conditions. The entire development will be built using prefabrication technology, with energy-efficient and low-emission materials. This is expected to reduce construction time and minimise the environmental impact.
