A new complex of investment flats will be built in the heart of Poznań’s Jeżyce district. Epika Jeżyce is an example of modern architecture, which will provide tenants with close access to city attractions and quick access to key points such as the railway station, the airport or the Poznań International Fair, which are only a few hundred metres away. The high quality of the project was taken care of by architects from the renowned CDF Architekci studio.
The Epika Jeżyce investment is being developed by Duda Development. The complex will be built in an attractive location, just a few hundred metres from the Old Zoo, the Jeżyce Market Square, the Rialto cinema or Szamarzewskiego Street, with its numerous bars, restaurants and shops. It is the vibrant heart of Jeżyce, the most popular district of Poznań. Poznaners living here proudly emphasise that Jeżyce is like a city within a city. The district offers everything they expect from a comfortable life, both gastronomically and culturally. They will do their daily shopping at the local market, meet for coffee or breakfast in one of the popular restaurants, go to a performance at the Teatr Nowy, and later stroll along Art Nouveau townhouses or walls decorated with murals. Berlin has its Kreuzberg district, and Poznań has Jeżyce.
Epika Jeżyce will be built at 26 Kraszewskiego St. The complex will consist of 172 investment flats of varying sizes. The smallest ones will be 22 sq m, while the largest will have 125 sq m and a roof terrace. All units are subject to a 23% tax rate, so the buyer can apply for a VAT refund.
The developer straightforwardly admits that Epika Jeżyce is a good place for both those looking for an attractive place to live and those buying for rent. The advantage again is the location. Visitors will be able to get to the Poznań Główny railway station or the airport in a few minutes, and get to the Poznań International Fair in just a few minutes’ walk.
The design of the entire complex is of great importance. The investment owes its elegant and modern body to the architects from the CDF Architekci studio. This is an experienced design studio with many achievements to its credit. Their best-known projects include the Ubiq 34 office and retail complex, which was awarded the SARP 2015 Award of the Year in the special building category – a building completed in an area under conservation protection, as well as the recently completed revitalisation of the Betonhaus buildings and the redevelopment of Hugger’s Brewery at Poznan’s Wilson Park. The architects used these skills in designing the Epika Jeżyce complex.
When planning the investment, the developer was aware of the valuable surroundings in which the project would be realised. It was therefore crucial to achieve the effect of a harmonious connection with the historic buildings of the district. The architects divided the façade into two parts, taking inspiration from the classic tenements in Jeżyce, but giving them a modern twist. The colourful division of the façade eliminates the impression of monotony and makes the development seem intimate. At the same time, the simple silhouette corresponds with the modernist buildings of the former Modena factory on the opposite side of the street.
A considerable lure for future residents will be the communal roof terrace, from which they will be able to view the neighbouring buildings. The terrace will be available to all tenants. Another interesting feature is the planned courtyard, which will be filled with greenery. In addition, the building will have an underground garage and a bicycle room with charging sockets for electric bicycles, and special lockers for courier deliveries in the entrance hall. An environmentally friendly solution will be a photovoltaic installation on the roof to cover part of the electricity consumption in the common areas, and a smart solution will be the Blue Bolt system, which will allow contactless opening of the building doors and garage doors. Investors using an app will thus be able to remotely grant permission to be in the building for a specific period of time.
