The historic complex at Bałtycka Street in Gdańsk’s Jelitkowo, consisting of historic fishermen’s cottages from the turn of the 19th and 20th centuries, has a chance to regain its lost splendour and former character. Gdansk Real Estate is preparing to renovate four buildings, which in future will cease to serve a residential function and will be given a new purpose
The history of this place goes back to the times before the Jelitkowo bathing resort was built. At the beginning of the 20th century, there was a small fishing settlement here, later incorporated into Oliwa. The centre of the village was today’s Bałtycka Street, where four cottages (houses) from the turn of the 19th and 20th centuries have survived. The oldest of the cottages was built in 1884 and the youngest in 1904. Almost all of them were built as low and elongated buildings of terraced character. The complex was entered in the register of historic buildings in 1987. The houses are currently still used as dwellings, while some stand empty. Unfortunately, one of them was destroyed by fire two years ago.
The new plans call for a comprehensive renovation including design and cost documents, thermo-modernisation, renovation and change of use. Gdanskie Nieruchomości is currently looking for contractors to develop projects for each of the buildings separately. All of the historic buildings will be given a different use from their previous use. Maintaining the residential function is impossible because the buildings are too low and their construction does not allow them to be adapted to modern standards. The fishermen’s huts will therefore be used, among other things, for maritime trade, catering or craft workshops with the possibility of running workshops and selling products.
In addition to upgrading the houses, the project will include the construction of a new pedestrian walkway with recreational spaces and parking, and the demolition of two outbuildings. The selected contractor will have 325 days to prepare the documentation and obtain the necessary permits. The cost of preparing the designs is estimated to be around one million zloty.
The implementation of the renovations is scheduled for 2027-2029, with the cost of the entire investment tentatively estimated at PLN 36 million in 2021. In recent years, the prices of construction services have increased significantly, but they are currently falling, which may affect the final budget of the project.
