Giant Tower in Wrocław. The tower will dethrone Varso Tower

A project is set to be carried out in Wrocław that will completely transform the city’s skyline. The centrepiece of the new skyscraper complex will be the Giant Tower, designed by Giant Development Group. The skyscraper will rise on the site of the former Pafawag factory on Fabryczna Street and is expected to reach a height of approximately 272 metres to the roof. If the project is completed as planned, it will surpass not only Wrocław’s Sky Tower but also Warsaw’s Varso Tower in terms of roof height, excluding the spire.

Wrocław Towers instead of Pafawag

The area earmarked for the development covers approximately 2.5 hectares of former sites linked to the history of Pafawag. Until recently, the site was dominated by railcar manufacturing plants and their associated infrastructure. Today, however, the area is undergoing a transformation, with investors recognising its potential to create Wrocław’s business and skyscraper district. The project is being developed on several adjacent plots on Fabryczna Street, where a complex of seven towers, provisionally known as Wrocław Towers, is to be built. The company OZ-BUD is also carrying out its own developments in the neighbourhood, for which a design for four high-rises has been prepared. The tallest of these is set to reach around 214 m and already has a valid building permit.

Giant Tower in Wrocław will surpass Varso Tower

However, it is the Giant Tower that is attracting the most interest. According to reports from Giant Development Group, the building will measure 272 m to the roof, which would set a new record for Wrocław and surpass Warsaw’s Varso Tower in this measurement category. Architect Marek Skorupski and the Wrocław-based ARCHE studio are responsible for the design. The visualisations show a slender, glass-clad structure similar to those currently being built in the business districts of Western Europe. The entire complex of towers, meanwhile, forms a composition reminiscent of a city centre.

Giant Tower is set to operate around the clock

Giant Tower will not be a typical office block. Whilst the tower will indeed house office space, it will also feature a hotel, apartments for short-term rental, restaurants, retail units and conference facilities. The developer aims to create a facility that is active throughout the day, serving company employees, hotel guests, tourists and participants in business events. The development will be complemented by three buildings intended for students, institutional lettings and short-term stays. They will contain around 600 accommodation units, and all buildings will have two underground levels, intended for car parks, amongst other things.

However, Giant Tower will not be launching the entire development on Fabryczna Street straight away. The first step is to be the construction of a complex of private student halls of residence. The developer has announced three 15-storey buildings housing around 790 rooms for students. The documentation for this part was to be drawn up first, paving the way for the further development of the complex. Despite the scale of the project, many details remain unknown. To date, the investment value, the number of storeys in Giant Tower, the floor areas of individual functions and the names of potential contractors have not been disclosed. It is estimated only that the construction costs could reach several billion zlotys. For now, Wrocław Towers is an ambitious vision which, once completed, will decisively transform the skyline of the capital of Lower Silesia.
