It is intimate. A housing estate near Krakow designed by Indo Architekci

The project involves the construction of a housing estate in Pobiednik Wielki near Krakow. The authors of the concept, Indo Architekci studio, described the estate with the slogan “Between the forest and the city”, which is to reflect the nature of the investment.

The designed houses are to appeal to those who want to live in a quiet environment and at the same time have a quick access to Krakow. After all, they are only a few minutes’ drive from the city limits. The nearby Niepołomice Forest is also an asset.

The estate will be built on an area of 17.2 hectares. The estate will consist of buildings of various sizes and will have a varied development intensity. In addition to the houses, there will also be an area for services and commerce. The architects designed taking into account the local zoning plan, which dictated the type of development or the shape of the roofs.

We were inspired by the Netherlands. These houses, which are often narrow because of the conditions, are built according to minimalist principles, while at the same time providing what is so important to the people of this country. They value intimacy and at the same time are very social, hardened in jointly tearing up the sea of land and defending in solidarity the scraps of land they have gained. This country had a thoughtful housing policy over a century ago,” says architect Marcin Mikos.

To avoid the impression of monotony, the architects have divided the estate into four zones. Each is characterised by a different type of development: single-family, semi-detached, villa and multi-family. This will give the estate the feeling of being in a small town.

When we designed the multi-family residential buildings, we knew that we could not treat them in the usual way, in the form of large volumes. In line with Dutch solutions, we designed it in a modular layout – each module is a separate flat with an independent entrance and a private garden,’ explains Kinga Wojtanowska of Indo Architekci.

The designers have adapted the scale of the houses to the surroundings. Their facades have divisions, which are alternately decorated with wooden slats and plaster in two colours: white and grey. In total, the designed multi-family development comprises 100 flats, each with a floor area of 127 square metres. The single-family houses will be slightly smaller. They will be 125 square metres in size. The latter are characterised by simple blocks with soaring gabled roofs. Semi-detached houses, on the other hand, will have an area of 292 square metres each, and their interiors can be divided into two or four flats. Larger plots are planned for the villa section, which will provide future residents with a sense of privacy and enable them to arrange their own gardens.
