Łąkowa 28 in Gdańsk impresses. Its façade has just been unveiled

In Gdańsk, another stage of work has been completed on the eclectic mid-19th century tenement house at Łąkowa 28. After removing the scaffolding, the renovated façade can now be admired, where, among other things, the historical ornaments have been restored and the historical colours have been reinstated. The decorative flower pots have returned to the roof. The investment is managed by Gdañskie Nieruchomości.

Łąkowa 28 – history of the building

The tenement house can be seen on a plan from the years 1866-1869. The building did not suffer from warfare, but its façade was transformed after the war. By 1979 it had lost most of its decoration, characteristic of its classicist design. The plasterwork had been stripped, the portal and cornices simplified, some of the window openings bricked up, and decorative elements such as pediments and the attic with decorative vases had disappeared from the façade. The window frames were also replaced and the original doors were replaced with contemporary ones.

Objectives of the tenement renovation

The renovation works aim to restore the tenement’s former appearance and improve its technical condition. They involve the removal of secondary elements, incorrect repairs and the reconstruction of lost architectural details. An important part of the investment is also insulation work and the modernisation of the rainwater drainage system. In accordance with the conservation guidelines, the activities focus on consolidating the original fragments of the building and protecting them from degradation.

Scope of works

The renovation includes both demolition and extensive building works. The two outbuildings adjacent to the tenement were removed, the former installations were removed and damaged plaster was removed. The foundations were insulated, cracks in the walls were stitched up and the walls were insulated. The building received a new roof structure and a reconstructed attic on the courtyard side. The tenement has already had its window frames replaced, details reconstructed and the historical colour of the facade restored. The scaffolding has just disappeared from the building and it can be admired in almost all its glory. Work inside the building is still underway and includes the renovation of the staircase, the replacement of floors and doors, and the reconstruction of the walls. The building will be equipped with modern sanitary, electrical and teletechnical installations, including a BMS system, a fibre-optic installation and a new heat substation. A rain garden adjacent to the monument is also planned.

The gross value of the construction works is PLN 3,478,103.93. When the works are completed, the tenement will contain five residential units and two commercial units.
