Liberty Tower in Warsaw posts record sales

Liberty Tower by Cavatina is the first residential skyscraper to be built in the very centre of Warsaw for the premium segment in nearly a decade – following on from Cosmopolitan and Złota 44. With 43 storeys above ground and 587 flats ranging in size from 26 to 120 square metres, the development ranks among the three tallest residential buildings in the capital. Since sales began in February 2026, more than a fifth of the units have already been sold – with construction scheduled for completion in 2029.

“We’ve sold 122 flats in half a year, with nearly three years of construction still ahead of us. Our clients, familiar with Cavatina’s previous projects, aren’t waiting for a finished product – they’re buying into a vision that will transform into flats with no equivalent on the market” –says Anna Łagowska-Cioch, vice-president of Resi Capital by Cavatina, the company carrying out the development.

As sales figures show, the view is the key factor in choosing a particular flat. Liberty Tower offers two spectacular views: one towards the Palace of Culture and Science and the other towards Wola – the capital’s modern business centre, often referred to as ‘Warsaw’s Manhattan’. The top floors are the most sought-after – with flats tailored to the needs of each client.

“Liberty Tower is the place our clients have been waiting for a long time. We have a 360-degree panorama here: to the east, a view of the Palace of Culture and Science; to the west, the business district of Wola. Our clients aren’t buying square metres, but a specific view from the window – and the peace and quiet of the 30th floor, 140 metres above the city,”adds Anna Łagowska-Cioch.

The buyers of flats in Liberty Tower are primarily Polish entrepreneurs and investors with many years’ business experience – the vast majority of transactions are settled in cash. These are discerning clients for whom the purchase is often more akin to a collector’s decision than a standard property transaction: they often already own the property they need, yet still decide to buy another – because the uniqueness of the address and its scarcity on the market are, in themselves, a source of value.

“Liberty Tower is a project of a kind that did not exist in Poland before. There’s nothing to compare it to – you have to look to Dubai, New York or London’s West End. If I were to name a second development of this calibre in Poland, it would be Quorum Tower in Wrocław, also designed by the Cavatina Group. “Our clients often don’t buy out of necessity, but for the same reason people collect rare watches or works of art – because something that cannot be replicated has intrinsic value,”explains Anna Łagowska-Cioch.

Residents have access to a wellness area of nearly 550 metres on the first floor, designed so that they never have to leave the building, whether for a workout or to relax: a gym equipped with Technogym machinery, a separate room for yoga and Pilates, two jacuzzis and three saunas – dry, wet and infrared. The leisure area is complemented by a cinema room, a billiards room and a cigar club, which can also be booked for business meetings. On the same floor, there is also a communal green terrace in the style of a Japanese garden. The entire complex, from the two-storey lobby with its sculptural reception area to the 24-hour concierge service, is managed directly by the developer to maintain a consistent, hotel-standard level of service.

The architecture of Liberty Tower is the work of the Cavatina Group’s in-house studio, led by Piotr Jasiński. The form, comprising three irregular segments rotated relative to one another, gives the tower a different, dynamic silhouette from every side of the city – a design that cannot be captured in a single frame, just as it cannot be compared to any other.
