Construction of the modern office building LightOn will soon begin in Warsaw’s Wola district. The project being carried out by CPI Property Group will be the company’s first development investment in Poland. The new building will replace the existing office building located at Prosta 69, retaining its current function. The development is planned for four years and is expected to be completed in the last quarter of 2028.
LightOn will be built in one of the most important locations in the Warsaw office market. The building will have 14 storeys, including 10 in the main part of the building and four additional storeys in the dominant part. The total usable area will be 23.6 thousand square metres. A two-storey car park with a rotating system is planned in the basement, as well as infrastructure for cyclists and charging stations for electric vehicles. The building’s space will be complemented by retail and dining establishments and a green terrace.
The architectural concept is the responsibility of the APA Wojciechowski Architekci studio, which cooperated with the CPIPG team led by Mikołaj Płonka. As the investor announces, the project was created on the basis of the company’s experience gained in the markets of Central and Eastern Europe and its knowledge of tenants’ expectations.
The new building is to meet the highest standards of sustainable development. It is planned to obtain WELL, BREEAM, SmartScore and WiredScore certificates at the highest possible levels. The project will also be aligned with the requirements of the Barrier Free Facility programme. Solutions to improve energy efficiency, digitally-enabled building management, as well as increased safety and user comfort are included.
The name of the investment refers to the history of the site. Until the 1990s, the High Alloy Metals Metallurgical Plant “Polam” operated at 69 Prosta Street, producing components for the lighting industry. The architecture of LightOn and the materials used in the construction are intended to evoke the industrial heritage of the district, while responding to the needs of a modern, multifunctional city.
For CPI Property Group, this is an important step in the development of its operations on the Polish market. The company has 20 office buildings in Warsaw with a total area of more than 516,000 sq m, making it one of the largest owners of this type of property in the capital.
