Like a new, green neighbourhood. The new Wlnowiec in Katowice

The Nowy Wełnowiec development will be built in Katowice, on the site of the former Silesia Metallurgical Plant. It will be a modern district with residential, office and service buildings. Its asset is to be a large area of green space. The architectural concept was designed by the JEMS Architekci studio. Part of the premise will be the building of a former compressor station from the beginning of the 20th century, which will become one of the symbols of the new district. The investment is being carried out by the Capital Park Group.

In September 2024, the local zoning plan was passed, which gave the green light for the realisation of the Nowy Wełnowiec investment. The estate is to be like a new district. A mix of functions providing access to the most important services on site. The construction will cover the area between Aleja Wojciecha Korfantego and Konduktorska Street. The area will be occupied by green areas and car traffic is to be routed at level -1. Moving the car traffic underground will allow maximum use of the area for recreation and leisure.

Nowy Wełnowiec will be built on an area of 30 hectares. The investor plans to build 300,000 square metres of above-ground floor space, most of which will be occupied by flats. The green area will be 10 hectares, with the central park alone occupying 4 hectares.

The first phase of 7 hectares will be built first. It will include flats with services, restaurants, retail and entertainment facilities, squares and a section of the central park. The assumed start of construction works is early 2026. In the first quarter of 2025, work will begin on the renovation of the historic compressor station, which will be completed in early 2026.

You will not have to wait long for the first results of our activities. We have already received permission for the redevelopment of the former compressor house and we will soon start work on the revitalisation of the only surviving historic building in the area. It is located directly on Korfantego Street and will become a landmark of Nowy Wełnowiec. We believe that it will not only be a place of presentation and information about the project under construction, but also a place of educational meetings for the residents of Katowice and beyond, ” says Sylwia Filewicz, director of the investment realisation department, managing the Nowy Wełnowiec project, Capital Park Group.

The 1905 compressor house, formerly the back office of a zinc smelter, will regain its industrial character thanks to revitalisation. The brick facades will be cleaned, the original window openings and architectural details will be restored. After the modernisation, the building will become a symbol of New Welnowiec, housing a mock-up of the investment, an information point and a meeting space for residents.
