Like brick blocks. New investment at Piłsudskiego Avenue in Łódź

The foundation project was prepared by architects from the Design Lab Group studio. The new investment is to be realised at 82 Piłsudskiego Avenue. The architects plan to fill the plot with buildings of mixed functionality, between which public space will be created.

The investment is to be carried out on the basis of a housing spec. The project area used to have an industrial function, but the process of phasing out industrial activity from city centres is freeing up land that can be occupied by buildings with a residential function.

An advantage of the location is the possibility of easy access to the centre of Łódź and other districts of the city. This is facilitated by the proximity of Piłsudskiego Avenue – one of Łódź’s main arteries. There are numerous public transport stops in the vicinity. Another advantage is the proximity of green areas. The proposed development will complement the enclosure of one of Łódź’s main thoroughfares. It will replace the existing buildings of a printing house and a petrol station on the plot, fitting in with the surrounding area in terms of scale and aesthetics.

The buildings designed on the south side are planned as three towers on an octagonal plan. The first tower on the west side differs from the others in its detailing, height, and distance from Piłsudskiego Avenue. By projecting towards the south, it corresponds to the Forum 76 building located at the corner of the intersection of Piłsudskiego Avenue and Kopcińskiego Street. The other two towers are withdrawn to the same distance from the street as the two point towers of the Symetris Business Park office complex. A building with a terraced character and a height increasing towards the north is proposed within the site.

The site will be distinguished by open public spaces that will be filled with greenery. The zones between the buildings will be open and connect seamlessly with the city’s infrastructure.

The architects have ensured that the facades of the buildings are not just a cladding, but an integral element in creating the atmosphere of the public space. Two repetitive modules were used, which differ in material and detailing. The first module, applied to the basic body of the building, emphasises the rhythmic nature of the building layout, giving it a coherent and ordered character. The second module was created for the recessed terrace elements. The latter is intended to emphasise the spatial dynamism of the building.

The contrast between the two layers not only emphasises the stepped form of the volumes, but also reinforces the impression of depth and lightness. This design has made it possible to create a façade that is not monotonous, but visually rich. In addition, the differentiation of materials enhances the effect of the play of light and shadow. Construction of the complex is likely to start in 2027.
