A project is underway in Miasteczko Wilanów that could change the way people think about luxury in the capital. Royal Garden Wilanów is an intimate, three-storey apartment building that will be surrounded by a park larger than a full-size football pitch. Carefully designed, it will correspond with the architecture of the building and will become an ideal place for relaxation or sport. The development will be complemented by an estate of two-family houses, connected by a walking avenue. The investor informs that more than half of the flats have already been sold and less than 40 units are available.

Wilanów Town has a very distinctive layout – large, enclosed quarters and inner courtyards. We decided to do the opposite. Instead of closure – opening up. Instead of a massive block – an intimate building that breathes. We deliberately “undercut” the mass in order to achieve additional corners and better interior lighting. The result is a building with a light, modern form that blends in with its surroundings, but at the same time gives a completely different impression of space ,” says Piotr Chojra of MODO Architektura studio, the author of the Royal Garden Wilanów concept.

The project will include a total of 85 flats ranging in size from 30 to over 80 sqm. Each flat has been designed to offer private outdoor space – in the form of a garden, balcony or terrace. This is a solution that has become one of the most important criteria for property selection in recent years, especially in the premium segment.

The park as the centre of life

The biggest distinguishing feature of Royal Garden Wilanów is the private park – a green enclave available exclusively to residents. It is a space that not only allows you to relax from the hustle and bustle of the city, but also fosters neighbourhood bonds. The designers took care to provide a variety of functions: walking paths, relaxation zones, running paths, a crossfit section, a children’s playground and a separate area for four-legged pets. The existing trees will be tended to and enriched with new plantings, making the park a place where nature and man coexist.

Greenery is at the heart of this project. We subordinated all design decisions – from the colour scheme to the materials – to the idea of harmony with nature after discussions with the investor. We wanted the architecture not to dominate the landscape, but to blend in. We used glass that reflects the sky and vegetation, natural plaster, wood and stone. Warm colours, soft textures and a calm façade line create a sense of lightness. We wanted the building to be like a frame for nature, not the other way around,” adds architect Piotr Chojra.

Details matter

A unique accent of the project is the high, glazed lobby, which opens onto the park from the threshold. The lobby is the full height of the building, so you can feel the space and the proximity of nature already at the entrance – the light penetrates the interior, is reflected in the glass and the greenery, creating an atmosphere of calm. The materials used – wood, stone, shades of beige and brown – emphasise the warmth and elegance of this space, and subtle details, such as a graphic map of Warsaw in the form of a relief, give it character without being overly decorative. The lobby becomes a showcase for the entire building: a place that not only impresses with its form, but above all creates a sense of harmony.

Comfort of living at home

In addition to the apartment building, Royal Garden Wilanów will consist of 28 duplex houses built along a pedestrian tract. The houses have been designed to literally ‘immerse’ themselves in the greenery. Each flat is distinguished by its large size and modern architecture. More than 73 per cent of the site of this development will be occupied by carefully arranged green areas. Importantly, in order to ensure the comfort and protect residents from the hustle and bustle of the city, the developer has planned to introduce car traffic underground, so only pedestrians and cyclists will be able to move on the surface, and residents will be able to access their homes by lifts straight from the garage. And that’s not all! In order to ensure acoustic comfort, the developer has also envisaged the introduction of a minibus to collect waste from the estate. Instead of a noisy rubbish truck, silent electric vehicles will take care of the problem.

Royal Garden Wilanów is distinguished by its intimate character and space, which is hard to find in other developments. We made sure that the building naturally blends in with its surroundings, and the private park became a symbol of the project – a place for rest, activity and daily contact with nature.
