The tenement house at Revolucja 1905 r. 31 in Łódź partially collapsed in September 2019. The building is to be rebuilt according to a design prepared by the Fest Architekci studio. The Municipal Investment Board in Łódź will soon select a contractor and construction work can begin.
The collapse of the tenement building occurred during preparations for a major renovation in 2019. The building had been in need of work for years due to its terrible technical condition. It was on the register of historical monuments, which is why the Provincial Office for the Protection of Monuments ordered its reconstruction and the faithful reconstruction of the front facade.
The history of the now-defunct tenement dates back to 1891, when Mojżesz Donchin, then owner of the property, commissioned (probably) the architect Gustaw Landau Gutenteger to make a design for a front tenement with two side outbuildings.
The tenement reconstruction project will introduce an urban planning solution unique to Lodz – the merging of two narrow courtyards to create a spacious, green courtyard accessible only to the residents of both tenements.
We have paid particular attention to the living comfort of the residents. The newly designed space will replace the previously claustrophobic courtyard with a friendly garden that will promote daily relaxation and integration. There will be a significant increase in the proportion of greenery – the area dedicated to leisure and recreation will be five times larger than before. This will improve both the access of daylight to the flats and the green courtyard, influencing greater comfort in everyday life, Fest Architects explains.

However, the appearance of the facade on the side of Kilińskiego Street will change. Previously, there was a blind wall there, which will be replaced by tall windows in the new design. The reconstructed building will house 36 city flats, two of which will be adapted for people with disabilities. The main building and the annexe will be equipped with lifts. In addition, there will be space for two retail or service units on the ground floor.
