The building located at 102 Legionów Street, a reminder of the city’s industrial history, is undergoing redevelopment in Łódź. The building of the former iron products factory, which has been listed in the register of historical monuments for years, will soon gain a completely new purpose. The hitherto ruined property will be filled with flats and its architectural character will be restored.
102 Legionów Street – history
The history of this place began in 1895, when Kazimierz Żukowski built a house for his family on the property and set up a locksmith’s workshop next to it. Over the following years, ironmongery items were manufactured here, including balconies, stairs and windows, as well as paper thimbles and spools. Financial difficulties, however, forced the owner to sell the workshop. In the interwar period, a small textile company took over the building. After 1945 and the nationalisation of private property, it housed one of the branches of the Wiosny Ludów Woollen Industries. In the following decades, the building was modernised several times, but these changes did not favour its aesthetics. The current renovation is intended to restore its former expression and emphasise its industrial pedigree, characteristic of the Lodz landscape.
New flats in a former factory
The investment led by Globud&Tech envisages a comprehensive redevelopment of the former ironware factory. As part of the works, an additional storey will be added to create space for 135 flats. Only two-storey flats will be created here, with areas ranging from 25 to 84 square metres. The designers have taken care to preserve the industrial atmosphere of the property. The lounges, which are more than 4.5 metres high, and the large windows, which are more than three metres wide, are intended to bring in as much space and light as possible.
102 Legionów with a view to modernity
Each floor of the building will be designed in an individual style, allowing future tenants to choose the aesthetics to suit their taste. The ground floor of the building will be filled with flats with private gardens and commercial premises, while the heart of the former factory will be a glass lift surrounded by greenery filling the corridors. The project will also introduce intelligent home management systems. In addition, there will be parking spaces for residents on the premises.
Greenery and infrastructure
The surroundings of the building will be enriched with carefully designed greenery. The fact that the building is located deep within the plot makes it possible to create an intimate space away from the hustle and bustle of the street. Importantly, Legionów Street itself is also preparing for significant changes. As part of its modernisation, a new surface, reconstruction of the track and construction of a cycle path are planned. This is expected to improve communication and the quality of life in this part of Łódź.
