Major changes are afoot in Lublin. A mixed-use complex called Lublin CENTRALE is set to be built in the southern part of the city centre. This impressive development will be constructed on a site in the immediate vicinity of the Metropolitan Station and Lublin Główny railway station. The architectural practice Stelmach i Partnerzy is responsible for developing the concept, which will introduce a wide range of services, residential units and workspaces.
The Metropolitan Station as a catalyst for change
Launched in January 2024, the Metropolitan Station has become a clear catalyst for new developments south of Lublin city centre. The striking building has quickly gained recognition among architects, residents and visitors alike, and is used by around 30,000 people every day. Such heavy traffic has influenced the perception of the area around Lublin Główny railway station as a zone of growing importance and great potential. Riding this wave of interest, a concept with the ambitious name Lublin CENTRALE has been developed – a large-scale development project designed to organise and redevelop the area surrounding this major transport hub.

Lublin CENTRALE
The site earmarked for the development covers approximately 3 hectares and is situated between Młyńska, Stadionowa, Lubelskiego Lipca ’80 and Dworcowa streets. Currently, the site is occupied by warehouses, a pre-war tenement block and rather unattractive commercial premises. The new concept involves the construction of a “Civic Centre”-style urban complex with a usable area of up to 100,000 square metres. The project includes high-rise residential buildings, public spaces and green areas, which are set to significantly change the way this neglected part of Lublin is perceived and used.

First phase with flats and offices
The concept was developed by the Stelmach i Partnerzy architectural practice, which based its design on the idea of a ‘15-minute city’ – a city where residents can reach their workplace, shops, educational facilities, healthcare services and leisure amenities from home within a short time by walking or cycling. Planning permission for the first phase of the development was granted in September 2025. It will provide approximately 45,000 sq m of space. This will include two 14-storey towers with 336 rental units and leisure facilities. These will be complemented by offices and flexibly configured co-working spaces, as well as an extensive retail and services area featuring a food hall, a supermarket and a medical centre. There will also be an innovative cycling hub with 750 parking spaces, technical facilities and other amenities for users. The entire development will be built in accordance with the requirements of LEED Gold environmental certification.

Lublin CENTRALE and its significance for the city
The second phase of the Lublin CENTRALE development is set to deliver a further 40,000 sq m of floor space and is due for completion around 2030. At this stage, plans are being considered for a 14-storey building to serve as a hotel or academic facility, along with additional office and retail space. Gray International, a company that has been operating in Poland for over 20 years and is known in Lublin for building the Atrium Felicity shopping centre, is responsible for the implementation of this landmark project.
