The post-war townhouse at 6/8 Św. Barbary St. in Warsaw has recently been renovated and re-adapted by Zeitgeist Asset Management. After a comprehensive renovation, the building offers 46 residential units for rent. The modernist building has been adapted to modern standards and slightly modified, with full respect for its character. The architectural office Grupa 5 Architekci is responsible for the project.
The corner tenement was built in 1960 as part of a modernist project carried out as part of the expansion of the building of Telefonów Międzymiastowe and Telegraf in Nowogrodzka Street. The building is an important part of Warsaw’s architectural heritage, being at the same time a testimony to the best patterns of Polish modernism.

The lump of the Telefonów i Telegrafu building, considered one of the most important examples of modernism in Poland (we wrote about it HERE), set the direction for the tenement house on the side of Św. Barbary Street. The building, erected in the spirit of the era, took the form of a galleried building – characteristic of modernist housing projects that combined aesthetics with functionality. Thanks to the attention to detail, the renovation faithfully recreated the original character of the tenement, preserving its former architectural qualities, such as the façade, window divisions, gate and metalwork elements on the balconies.
A significant change was the conversion of the ground floor of the corner into a service unit and the construction of a superstructure with a distinctive roof, which further emphasises the architectural character of the building. The interiors are reminiscent of modernism through the use of raw materials – concrete, steel and glass – juxtaposed with natural wood, which warms the space.
The townhouse offers flats ranging from 34 to 77 sqm, including 24 studios and two- and three-bedroom units. Each flat has a balcony overlooking the greenery of the square next to St Barbara’s Church and a quiet patio. The renovation of the ‘Barbary – HOME by Zeitgeist’ townhouse is another example of the company’s efforts to restore the lustre of historic buildings, which are given new life in harmony with their surroundings and the needs of modern residents.
