The Greenery Management Board of the City of Warsaw has launched a tender procedure for a new investment, a boathouse in Port Czerniakowski. The building will become a new facility for sailors and watermen, and at the same time a recreational space available to residents. The project was developed by the studio GAB Piotr Grabowski Architekt from Poznań, whose concept won the competition.
New boathouse in Czerniakowski Port – tender and scope of investment
The tender procedure was announced on 22 October 2025 and bids will be accepted until 26 November. The construction work will involve two stages. The first will involve demolition, the construction of a new building with a timber and reinforced concrete structure and the construction of a green roof with photovoltaic panels and a retention basin. The area around the boathouse will be landscaped with new roads, lighting, pavements, piers and landscaping. The second phase provides for a three-year maintenance of the new greenery once the works have been completed. The project also includes a rain garden, a relaxation area with benches, deckchairs and tables, as well as areas for recreational activities.
Architecture and design concept GAB Piotr Grabowski Architekt
The concept by GAB Piotr Grabowski Architekt assumes the construction of a low-rise, pro-ecological building inscribed in the landscape of the Vistula valley. The green roof and the use of natural materials are to emphasise the relationship with the surroundings. In the southern part of the plot, the building is designed so as not to dominate the open riverside landscape, while on the northern side it creates a distinctive port landmark. An entrance from the north will connect the boathouse with the landing stage, the riverside boulevard and the path leading to the Czerniakowski Headland. Inside the facility, a clear functional division has been planned. The publicly accessible part will be intended for strollers and people using the recreational offer, while the closed zone will serve the sailing community.

The new Bosmanat in Port Czerniakowski – a social and ecological function
The new petty officer’s house is to become a meeting place for residents and a centre for educational and sporting activities related to sailing. There will be rooms for the boatswain’s quarters, technical facilities and space for organising boating events. The project places great importance on ecological solutions. In addition to a green roof and photovoltaic panels, a rainwater retention system and a rain garden are planned, which will help natural water filtration processes and increase the biodiversity of this part of the waterfront.
Significance of the investment on the Vistula
The construction of the new boathouse is another stage in the development of the Vistula’s banks in a resident- and nature-friendly manner. The facility is intended to support the development of recreation on the water and promote boating-related activities in the city centre. The investment is part of a long-term plan to revitalise the riverside areas, which are becoming increasingly important as public spaces in Warsaw.
