In the centre of Szczecin, the development of a multi-functional investment project has begun, including the construction of modern flats, service spaces and a skyscraper with an office and hotel function. The Matys Investment Sp. K-A company is responsible for the implementation of the project, while the architectural design was prepared by ARCHICE Sp. z o.o. Sp. K. from Szczecin. Sp. K. Work has already begun – thermal modernisation of the existing building, which used to belong to the telecommunications industry, is currently underway, and construction of a residential building on ul. The new investment in Szczecin is intended to tidy up a hitherto neglected patch of the city.
New investment in Szczecin
The new complex will be located at the Jerzy Giedroyc roundabout, between Aleja Wyzwolenia and ks. Stanisława Staszica street. This area has remained undeveloped and without a clear centre for years, despite its intensive transport and social use. In its vicinity are a bus depot, tram stops and two markets, which are used daily by thousands of residents. The focal point of this space is the Raoul Wallenberg Square, which, despite its considerable potential, has so far mainly had a passing function. Wyzwolenia Avenue, which is one of the city’s most representative streets, is largely built up with high-rise residential and office buildings. In such a spatial context, the design of the new development required particular attention to both functionality and aesthetics. It was important to create a place that would integrate the various needs of the inhabitants and fit in with the rhythm of urban life.
Implementation stages
Matys Investment Sp. K-A is responsible for the implementation of the complex, and the architectural design was prepared by ARCHICE Sp. z o.o. Sp. K. from Szczecin. Sp. K. Due to the scale of the investment, its implementation was divided into stages. First, a residential building will be constructed on Staszica Street. It will be maintained in an industrial style, with an elevation made of brick and supplemented with contemporary details. The next stage involves the construction of a hotel building along Wyzwolenia Avenue. The project envisages a frontage development, referring to the historical line of tenement houses, with the upper storey set back to maintain proportions in relation to the existing buildings. The final stage will include the construction of a service and office building on the side of Wallenberg Square. The building is designed on an arch plan, which corresponds to the geometry of the Giedroycia roundabout. A 60-metre-high skyscraper rising on the site of the former telecommunications infrastructure will also be an integral part of the complex. The newly created courtyard will include a public space with services, restaurants and a rest area, which is to become a new meeting point in the centre of Szczecin.
Architecture of the building on Staszica Street
The residential building under construction on Staszica Street will be integrated into the existing buildings and located parallel to the street. Its form refers to the neighbouring office building on Wyzwolenia Avenue, which is currently being modernised. The design provides for a varied façade form, with a setback in the north-east corner to improve interior lighting. The ground floor and first floor are clearly separated from the residential floors. These will serve a service function and provide a visual pedestal. Brick risalits have been designed on the front elevation to emphasise the entrance areas. An interesting accent will be a “cut-out” in the body of the building visible from the side of the footbridge over Staszica Street. Here, a hanging garden will be created with vegetation penetrating the façade, atmospheric lighting and trees. The last storey will be set back and fully glazed. Flats with a panoramic view of Szczecin are planned there. The green roof will partly be made available to residents as a communal leisure space, equipped with a pergola, benches and carefully designed greenery.
New development in Szczecin and sustainable construction
The project is being developed in accordance with the principles of sustainable development. The building on Staszica Street will be the first residential building in Szczecin to be developed based on BREEAM certification. The initial assessment classifies the investment as ‘Very Good’, which testifies to the high quality of the solutions applied and concern for the environment. The first phase of the investment is expected to be ready in the fourth quarter of 2027.
