Polski Holding Nieruchomości is embarking on the modernisation of Osiedle Wilanów, the aim of which is to combine the original buildings from 40 years ago with modern technical and ecological solutions. The first stage of the project will involve the refurbishment of four buildings and the creation of approximately 90 flats in them, while maintaining the character of the estate and the extensive common infrastructure.
Originally, the 1980s blocks were to be demolished on the basis of the so-called ‘lex deweloper’ speculative law. However, it was eventually decided to renovate them. The work will cover the buildings located between Królowej Marysieńki, Lentza and Marconich streets. The modernisation is intended to improve aesthetics, functionality and bring the buildings up to current standards. The project is intended as an example of how to renovate communist-era housing estates while respecting their history. In the first stage, four buildings at the junction of Lentz and Królowej Marysieńki Streets will be renovated, including two taller and two with lower buildings. The modernisation plans envisage that their existing urban scale will be preserved, while lifts and additional balconies will appear in the blocks. Meanwhile, photovoltaics and green terraces will be installed on the roofs. The space around the buildings will be divided into private gardens, meadows and a public area with a playground and benches.

The developer plans to apply for planning permission at the end of 2025, with a decision expected in mid-2026. The entire works will take at least one and a half years. According to the investor’s announcement, the modernisation will preserve the shape and urban layout of the estate, while introducing new technical elements that can also be applied to other large-panel buildings in Poland. The revitalisation of the Wilanów Estate is part of PHN’s ‘New Start’ strategy for 2025-2030, which aims to improve the quality of the existing housing stock and create modern and functional spaces that meet the contemporary needs of residents.
The development in the quarter of Wilanowska Avenue, Lentz Street, Królowej Marysieńki Street and Kosiarzy Street, known colloquially as ‘Zatoka Czerwonych Świń’, was built in the 1980s on behalf of the Office of the Council of Ministers. The site was originally intended for the construction of a hospital. From the beginning, the estate served as a closed enclave for the political elite. PZPR activists and, after 1989, SLD politicians, including Aleksander Kwaśniewski, Leszek Miller and Józef Oleksy, lived here.
