Słoneczne Tarasy – an innovative interpretation of a Łódź tenement house

The Słoneczne Tarasy investment located at 12 Kilińskiego Street in Łódź is a modern tenement house project with a residential function, enriched with retail and service units and parking spaces. Located in the historic centre of Łódź, the investment fits into the urban landscape, combining modernity with the tradition of Łódź architecture. The front elevation of the building has been withdrawn in relation to the street frontage, creating a forecourt, and the front of the building is filled with a designed arcade in the form of an openwork steel structure.

The proposed building is located in an area of residential development with complementary retail and service development. This is an area of the historic city centre, which has been created by intensive frontage development with mainly residential functions, often mixed with industrial functions. The site is adjacent to Kilińskiego Street – this strategic location in the centre of Łódź, close to the new railway station and an important transport junction, provides easy access to key points of the city, such as the Staromiejski Park or Helenów Park.

The project involves the construction of a multi-family townhouse with three retail and service units and a large underground car park. The tenement provides for a total of 100 flats with a total usable area of approximately 5,540 square metres, as well as three commercial and service premises (retail, catering and service/office). The project also provides 122 parking spaces, including 104 for residents and 16 for commercial premises. An additional asset of the project are the green terraces and gardens with a total area of more than 2,000 square metres, which makes the development unique against the background of traditional urban development. Green spaces have been designed both on the roofs and at ground level, which introduces elements of nature into the inner-city space.

Słoneczne Tarasy fit into the historical context of Łódź, referring to the rich tradition of city tenements. The originators of the project emphasise that for centuries Łódź was a multicultural city whose architecture drew inspiration from various sources – from industrial to cultural. The design of the new tenement is intended to be not only an expression of respect for this tradition, but also a modern development of it, adapted to the needs of contemporary residents. A key element of the architectural concept is the idea of a ‘multi-world’, referring to the diversity of the roots of Łódź’s buildings. It is a combination of the past, represented by the historic elements of the city’s architecture, with the future, which relies on modern solutions in construction and in the approach to urban space.

The Sunny Terraces project introduces an innovative approach to the traditional townhouse, particularly in terms of integrating greenery into the urban landscape. Extensive rooftop gardens, terraces and balconies are planned for the building, providing residents with access to green spaces that are rare in the city centre. Instead of traditional courtyards, the design opts for green oases formed by plant pots, promoting relaxation and contact with nature. The rooftop terraces, designed as green recreational spaces, complement the aesthetics of the building, introducing a natural element into the downtown landscape.

The front elevation of the tenement has been withdrawn in relation to the frontage of Kilińskiego Street, creating space for a forecourt. This square not only improves the aesthetics of the building, but also provides comfort for the residents and users of the commercial premises, allowing free access to the property and moving the windows of the flats away from the busy street. The arcaded, steel structure of the façade, approved by the Provincial Conservator of Monuments, refers to the traditional industrial buildings of Łódź, while introducing a modern touch.

The Słoneczne Tarasy development at 12 Kilińskiego Street is an example of a modern interpretation of a Łódź townhouse that combines tradition with the future. Thanks to innovative architectural solutions, including green terraces and gardens, the project not only refers to the historical context of the city, but also introduces a new quality of life in the city centre.
