Right next to Krasiński Garden in Warsaw, Villa Bogoria is under construction – an intimate residence consisting of 35 flats with an average area of 160 sq m, designed with the most affluent clients in mind; luxurious finishes, top-quality materials and amenities at the level of six-star hotels mean that living here will be a privilege available only to a few. At the time of writing this article, the cheapest available flat costs over 7.7 million zlotys and the most expensive over 18 million.
Construction of the luxury residence has been underway since mid-2024 in the vicinity of the Arsenal and Krasinski Garden, on the corner of Długa and Stare Nalewki streets. The project involves the construction of an elegant building with six above-ground and two underground floors. The building will comprise 35 flats with an average area of 160 sq m each and a net height of 3 m. The building will reach 21m in height and will have more than 15,000sqm of total floor space, of which approximately 6,500sqm is usable. Construction work is already well advanced and the topping out ceremony was held a few days ago.
The architecture of Villa Bogoria is a subtle reference to the historic development on the corner of Długa Street and pre-war Nalewki – the Simons Passage building, enriched with timeless aesthetics and the highest quality materials. We spent more than two years looking for solutions that would combine nobility with absolute uniqueness. The result is already visible on the façade itself. We chose one of the purest white limestones in the world – Piedra Paloma from an Andalusian family quarry. Its pristine white highlights the tectonics of the façade, creating the perfect backdrop for the large-format windows, giving the whole mass elegance and lightness, while opening up the space to various interpretations of style ,” says Jacek Świderski of Juvenes-Projekt, who designed the apartment building together with a team of architects.
Villa Bogoria offers a wellness area comprehensively designed with the comfort of the residents in mind. It includes a 20-metre swimming pool, a jacuzzi, a Finnish dry sauna, a steam bath and a cooling pool. Residents will also have a gym and fitness space suitable for exercises such as yoga and Pilates on reformers. The interiors of the common areas were designed by Jacek Synkiewicz, author of the interior design of prestigious realisations in Warsaw.

The location right next to Krasińskich Garden and in the immediate vicinity of the cultural and restaurant offer of the Old Town emphasises the super-luxurious character of the project. As a result, the offer is addressed to buyers expecting the highest standards and discretion, which clearly places the project in the luxury segment.
In accordance with the planned schedule, we have reached the next stage of the construction of Villa Bogoria. The symbolic topping out that has been hung on the top floor confirms the completion of the shell work. We are currently installing the façade and carrying out comprehensive installation works inside the building, and then we will start finishing works. We plan to complete the realisation in the second half of 2026. We are delighted that our team of specialists has been selected for such an exceptional project, which is being constructed in a historic location in the centre of Warsaw ,” added Dariusz Kolasa, member of STRABAG’s Management Board.
Thanks to changes in Polish law, we can easily check the prices of available flats. Depending on the location, the price per square metre is as high as PLN 72,000. Despite the huge amount, many flats have already been booked. Currently, of the flats still available , the smallest is 128 sq m and costs PLN 8.2 million. The largest is 245 sq m and is priced at PLN 18.4 million.
