The GreenLine development, currently under construction on Rakoczego Street in Gdańsk, has been recognised in the European Property Awards 2026–2027. The project, developed by Domesta, received the award for Poland in the Architecture Multiple Residence category, in recognition of the architecture of the multi-family building and the way in which it blends the urban context with the landscape of the moraine hills.
The development is being built in Gdańsk-Matemblewo, at the point where built-up areas meet the green spaces of the Tri-City Landscape Park. Nearby are the Brętowo PKM station, as well as tram and bus routes, meaning the project operates at the intersection of two spheres – urban infrastructure and the natural environment. The architectural design is by the MS15 Architektura practice, whilst the development is being carried out by the Gdańsk-based property developer Domesta.
Building architecture
GreenLine has 11 storeys and comprises 112 flats ranging in size from approximately 41 to 110 square metres. The building’s form is characterised by large glazed areas, loggias, glass balustrades and a ventilated façade. The concave surfaces of the façade break up the scale of the building, giving it a more dynamic character and emphasising the division into smaller modules. The upper floors offer views of the Gdańsk skyline and the green hills of Matemblewo, whilst the loggias, measuring approximately 8–11 square metres, extend the living space and enhance the connection with the surroundings.
We wanted GreenLine to be architecturally distinctive, yet at the same time to blend seamlessly into its surroundings. The location offers, on the one hand, access to the city and, on the other, a very strong connection with nature. We wanted this character to be evident in the building itself and its interiors as well, ” says Marta Apanowicz, Director of Sales and Marketing at Domesta.

Green communal areas
One of the key elements of the project is a living vertical garden planned for the building’s communal areas. Greenery will also feature outside, where a sensory garden will be created. The ground floor has been designed as a space that caters to the diverse needs of residents. It will feature a gym covering over 120 square metres, a Pilates studio with reformers, a space for aerial yoga, a mindfulness zone, a co-working area, a games room, a billiards room and a relaxation area of approximately 100 square metres.
Nowadays, we increasingly assess the quality of a residential development more broadly than simply through the prism of the flat itself. What happens between the flats is also becoming important – whether the building provides space for exercise, work, relaxation and socialising. At GreenLine, these functions were part of the concept from the very beginning,’ adds Marta Apanowicz.

The design includes two car parks, a bicycle storage room and a commercial unit. The communal areas have been treated as a natural extension of the flats, which enhances their everyday usability and emphasises the character of the development. The building is scheduled for handover in December 2027.
