Views on four sides of the world. An unusual skyscraper will be built in Warsaw

A modern building with an original form and innovative architectural solutions will be constructed in the very centre of Warsaw. The Twarda 7 investment, developed by Grupa Antczak, stands out not only for its aesthetics but also for its functionality, integrating residential, office and service spaces in a single, carefully designed structure. The process of obtaining a building permit is at an advanced stage.

Twarda 7 – a unique concept

The project by architects Mariusz Rutz and Radosław Szafran of the JSK Architekci studio envisages the erection of a 105-metre tower with a characteristic form reminiscent of the number seven. The base of the structure is a trapezoidal plan, and its body has been suitably dismembered in the lower part to provide optimal sunlight for the neighbouring buildings. The complex will consist of two main elements – a 13.5-metre high podium and a dominant tower section. The façade of the building will be made of light-coloured GRC architectural concrete and glass, giving it an elegant and contemporary appearance. The diagonal columns (stays) that support the overhanging parts of the upper floors will become a distinctive structural element.

Functionality and spatial layout

The skyscraper will have 24 floors above ground and three underground levels. The total floor area will exceed 3,600 square metres, of which 3,200 square metres will be used for exclusive flats. The flats, with one- and two-storey layouts, will provide panoramic views on four sides of the world. The lower floors will be used for commercial activities. The ground floor will be occupied by retail and service units, while levels two to six will be used for modern offices. Efficient communication in the building will be ensured by two high-speed lifts connected to a central hall and staircase.

Modern technologies and ecological approach

Twarda 7 is an investment that takes into account the latest technologies. The underground car park will be equipped with a fully automated parking system, eliminating the need for people in the garage hall. There will be 22 parking spaces for cars and the same number of bicycle stands. According to the agreement concluded with the Municipal Roads Authority, the investor will finance part of the reconstruction of Twarda Street and a fragment of Mariańska Street, which will become part of the planned woonerf. In addition, numerous tree and shrub plantings are envisaged.

Twarda 7 – progress of construction

The process of obtaining a building permit is at an advanced stage, and the developer is in intensive consultations with both the city authorities and the owners of neighbouring properties. Although sales of the flats have not yet started, the project is attracting a lot of interest from potential buyers. Once the final permits have been obtained, construction is scheduled to begin, which will take approximately 24 months.
