To have your own vineyard, you don’t necessarily have to move to Spain or France. An interesting offer to sell this kind of property has come up in the picturesque San valley. This was mainly because its owner had no previous exposure to winemaking. Winnica Szlachecka in Dobra near Sanok was originally intended to be a picnic glade. The idea of planting vines on this unique plot of land was suggested to Mr Jan, or the owner, by a friend. This inspired him to travel to Germany and acquire the necessary knowledge about this type of cultivation. Today, the vineyard owner knows everything about his plants.
The vineyard lies on a south-western slope and is surrounded by hills and forests. There are beautiful views of the surrounding area. The plot also has the potential to expand and enhance the recreational facilities. Currently, the owner is in the process of erecting a residential building together with an agritourism facility. The development will cover an area of approximately 400 sqm. A restaurant with catering facilities is planned for the ground floor. The property will be unique, almost entirely built of stone and old brick. Mr Jan tells us about the project: “Currently, part of the future building is a cellar – the one that was built in 2010. Above the restaurant, five agritourism flats with separate entrances, bathrooms and kitchenettes are planned.”

Vineyard on the San
The vineyard, which has a separate entrance, covers an area of around 50 acres. It features a total of one thousand grape varieties. They are all well cared for and well maintained, and the entire vineyard is surrounded by flowerbeds. All this is done so that future guests can feel comfortable here and enjoy the beauty of nature. The centrepiece of the property is the camping area, where tents can be pitched and campers can be parked. Equally important is the cellar, where tastings are held. Here, guests can compare six types of wine and listen to interesting facts about their cultivation. This is the ideal place not only for feasts or special events, but also for family gatherings.
The offer price of the property currently totals PLN 780,000. The building, which remains under construction, is 60 square metres in size and lies on a 52-acre plot. Next to the aforementioned cellar, we will find a shed with a terrace and a semi-open traditional wood-fired kitchen. It has been equipped with a bread oven and a pizza oven. A drying room and a smokehouse have also been organised within it.
Mr Jan wants to use the property to its full potential. One of the outbuildings, which was used as an office, among other things, is currently being converted into a residential development. It will eventually cover 75 square metres. The plan is to furnish it with a spacious hall, a bathroom and two rooms, and to install a fireplace. This autumn, the property will be in its shell condition.
Vineyard in a unique setting
From the panoramic terrace in the glade, one can enjoy the view of the Slonné Mountains and the river valley. The property lies in the abundant green surroundings of Sanora only 200 metres from the San River. As Mr Jan assures: “Relaxing by the water, canoeing, fishing – these are just some of the leisure activities available here. Also nearby is the peak of Krzemień (1335 m) – the second highest peak in the Polish Bieszczady Mountains and the entire Western Bieszczady Mountains.”
Near the vineyard is a ski resort, which provides attractions for visitors both in winter and summer. It is here that one can go down the longest Tyrolean downhill run in Poland and Central Europe, go crazy in the Monkey Grove rope park or use the tubing track. In addition, a few kilometres from the winery in Ulucz, you can visit a historic Orthodox church. An important point on the so-called Icon Trail.
The owner of the winery emphasises that: “The potential of the area will also be strengthened by the already implemented and future investments. A new bridge is under construction in Jabłonica Ruska, which will significantly improve travel comfort on the Sanok-Rzeszów route. Further road investments are also planned, which will certainly further increase the accessibility of our area and the vineyard itself.”
Mr Jan speaks with affection and commitment about the property and its surroundings. By his own admission, he is only putting it up for sale because he has no one to develop it for. His children have their own ideas about life. However, as he has put a lot of effort into the place, he is keen to help the future owner continue to beautify and enrich the vineyard and its infrastructure.
The vineyard in the San Valley is certainly a future-proof investment with a unique location.
