The Antczak Group investor has obtained a permit to construct a new skyscraper on Twarda Street in Warsaw. The 24-storey residential and commercial building will be constructed in the very centre of the capital, on the site of an old, unattractive building. It will be distinguished by its very unusual shape, reminiscent of the number seven – Twarda 7 is the name of the development. JSK Architekci is responsible for the design.
Twarda 7 – building parameters and functions
A 105-metre-high building with 24 above-ground and three underground floors will be built on Twarda Street. The total usable area will exceed 3,600 sq m, of which approximately 3,200 sq m will be allocated for residential purposes. The ground floor will be occupied by a service area, and the second to sixth floors will be used for offices. The upper floors will accommodate 17 single- and two-level apartments, located on entire floors and offering views in all directions. The front of the building and the entrance to the lobby will be located on Twarda Street.

The architectural form of the skyscraper, with a distinct cut in its structure, is very interesting and unprecedented in the capital’s skyline. This design is intended to provide better lighting for the flats in the neighbouring building at 55 Emilii Plater Street and to break up the lower part of the structure. The layout of the steps is based on a 1.5-metre module, and the shape of the structure will be gradually reduced to the 14th floor, above which a repetitive outline will appear. The façades are designed in light-coloured architectural GRC concrete and glass, while internal communication will be provided by a core with two lifts, connected to the lobby and staircase.
Twarda 7 and its surroundings
The underground section will house a garage with a fully automated parking system, accommodating 22 cars and requiring no user presence in the hall. The plot will also provide 22 bicycle parking spaces. The investment also involves changes to the public space. Under an agreement with the City Road Authority, the investor will finance part of the reconstruction of Twarda Street and modernise a section of Mariańska Street, where a woonerf is to be built. New trees and shrubs will also be planted in the vicinity of the new development. JSK Architekci is responsible for the design of Twarda 7.
