‘Wąskie Grono’ on Poznańska Street in Poznań demonstrates that contemporary architecture can be created right in the heart of the city whilst maintaining a dialogue with its historic fabric. Designed by Litoborski Partnerzy and built by DEMIURG design&build, the project exemplifies a thoughtful approach to development within a conservation area.
The development was built on the site of a former car park, within one of Poznań’s most valuable urban and architectural ensembles. Work began in July 2024, resulting in a building comprising 52 flats and six commercial premises on the ground floor. The building footprint was approximately 1,020 square metres, the total floor area exceeded 6,291 square metres, whilst the building’s volume reached over 20,777 cubic metres.
Challenges
Although the modern structure blends seamlessly into the urban fabric, the construction process was exceptionally demanding. The complex form, featuring numerous bay windows, balconies and overhangs, required precise coordination of structural and finishing works. The plot was almost entirely occupied by the proposed building, which ruled out the creation of a traditional site facility. Materials were delivered on an ongoing basis, whilst maintaining the flow of traffic on the surrounding streets and respecting the operation of neighbouring buildings.
One of the most unusual solutions turned out to be the positioning of the tower crane within the building’s footprint. The ceilings were constructed in stages – first around the crane structure, and after its dismantling, the remaining sections were completed. This required detailed planning of the subsequent stages and close cooperation between all parties involved in the construction process.
Technical solutions
The building features a two-level car park equipped with a car lift and charging points for electric vehicles. A rainwater retention system with an internal tank was also installed, supporting sustainable water management. This is an example of a development that combines high technical standards with a responsible approach to the environment – functional solutions were not treated as an afterthought, but as an integral part of the project.
Biodiversity in the city centre
Wąskie Grono on Poznańska Street also stands out for its features supporting local flora and fauna. Special openings for swifts have been incorporated into the façade, providing the birds with a safe haven. Facing the street, a green wall covering an area of approximately 108 square metres has been created, equipped with an automatic irrigation system and planted with vegetation suited to the sunlight conditions. This solution not only improves the microclimate but also enriches the space visually.
Materials and architectural detail
The façades and communal areas have been finished using modern solutions, including veneer elements. The façade cladding used on the pitched roof surfaces has become a distinctive feature, giving the building a cohesive and distinctive character. Carefully selected materials and a consistent design approach have ensured that the building has a contemporary appearance whilst respecting the context of its location.
‘Wąskie Grono’ on Poznańska Street is an example of a development that demonstrates how challenging construction conditions can serve as a catalyst for creating high-quality architecture. The project combines a precisely planned construction process, environmental consideration and a mindful approach to the city’s historic fabric, creating a building that enriches the centre of Poznań.
