What next for Golden Tower? The plot has been auctioned off.

For years, the much-hyped construction of the Golden Tower apartment building in Łódź remained only in impressive visualisations. Now, however, the matter has entered a new and rather unexpected stage. The plot of land at the intersection of Piotrkowska and Piłsudskiego Streets in the city centre, where the investment is planned, has just been sold at a bailiff’s auction, and the price significantly exceeded all expectations. A new owner of the property has appeared, and with him questions about the future of the skyscraper project.

An auction of the property previously owned by Golden Tower Group was held at the court in Łódź. The land was sold for PLN 14.2 million, while the starting price was PLN 4.4 million. The final amount was therefore more than three times higher than the starting point and clearly exceeded previous estimates of the plot’s value. The buyer was the development company WR Home, based in Ząbki near Warsaw. Six entities took part in the proceedings, including a company affiliated with Piotr Misztal’s wife. It was Misztal who had been the main initiator and face of the planned investment on Piotrkowska Street in Łódź for years. Financial obligations to this company led to the initiation of debt enforcement proceedings.

Piotr Misztal and the dispute between partners

According to radiolodz.pl, the sale of the land revealed tensions between the existing partners in the project. According to Andrzej Jankowski, co-founder of Golden Tower, the investment had long been blocked, and he himself had been removed from any real influence on the company’s activities. In his opinion, the announcements about the construction were mainly for image purposes. Piotr Misztal, on the other hand, presents a completely different version of events. He assures that he is committed to the construction of the skyscraper and emphasises his attachment to the project. At the same time, he questions the credibility of his partner’s statements. The conflict between them remains unresolved and continues to affect the perception of the entire project.

New owner – WR Home

Representatives of WR Home announce that they treat the purchase of the plot as the beginning of a longer process. The company does not plan to change the purpose of the land and is interested in completing the Golden Tower apartment building in accordance with the existing concept. As Daniel Balla from the company’s management board emphasises, the project is attractive and worth completing. At the same time, Piotr Misztal points out that the building permit was issued to him under the lex deweloper (developer’s law) procedure. This means that the new owner of the land will have to reach an agreement with him if he wants to take advantage of the administrative decisions already obtained.

Golden Tower back in the spotlight

In 2024, Misztal announced that it had obtained a permit for the construction of the entire facility. At that time, it was assumed that the design work would be completed in early 2025 and the building would be put into use in 2027. However, the auction and change of ownership of the plot meant that these dates were no longer valid. For now, it is unclear how long the negotiations between the parties will take and when the work could possibly begin. What is certain, however, is that the Golden Tower has once again become the centre of attention.

The Golden Tower project, designed by Design Lab Group, involves the construction of a slender, 72-metre-high skyscraper, which is to make a clear statement in the centre of Łódź. The building will contain between 85 and 110 high-standard apartments. Its structure has been designed in a simple and vertical manner, with a façade based mainly on large glazing and light, subdued materials. The design also includes swimming pools, a wellness area, a restaurant and a multi-level underground car park. The whole project presents the aesthetics of a luxury apartment building, focused on comfort and high-quality finishes.

After years of announcements and disputes, the investment once again has a real chance of being implemented. However, the final shape of the project and who will actually see it through to completion remain an open question.
