ŻORRO is an architectural response to the need to improve the quality of life for residents in an existing urban context. Its form derives from the transformation of a classic 1970s apartment block, which has been given a unique, almost “superheroic” character thanks to the new approach. Its architecture stands out significantly from the surrounding large-panel buildings, setting a new standard and inspiring further change in the neighbourhood.
ŻORRO – functionality and aesthetics for everyday life
The priority of the project was to make life more comfortable for future residents. The architect opted for openness – both spatially and symbolically. Instead of traditional balconies, ŻORRO offers thoughtfully designed, spacious outdoor areas that function as summer lounges and gardens. These covered terraces are large enough to be used as additional rooms, and their size often increases the functional area of the flat by up to 30-50%.
Thoughtful materials, intelligent solutions
Instead of investing in expensive façade finishes, the designer opted for a minimalist approach and allocated the budget to create a comfortable usable space. The black facades are no accident – their functionality has been adapted to the rhythm of the day and seasonality. In summer, they heat up only in the morning and evening, providing comfortable conditions on hot days. In winter, on the other hand, they favour heat retention, which contributes to the energy efficiency of the entire building.

ŻORRO – architecture for every pocket
One of the most important objectives of the project was to prove that a high quality of life does not have to be a luxury available only in metropolises. The cost of buying a flat in ŻORRO ranges from PLN 6800 to 7500 per square metre, which puts it at the level of municipal housing. This shows that well-designed architecture can also be created outside the largest centres, and without public funds.
ŻORRO – a new benchmark for the cities of the future
This project not only raises the bar in terms of the quality of architecture in smaller cities, but also becomes an impetus for the revitalisation of the surrounding area. ŻORRO is an example that sustainable, affordable and attractive space can be created anywhere – all it takes is a bold vision and consistency in implementation.

(WA PK 2008, doctoral studies WAPK, Department of Architecture at the University of Knoxville in Tennessee), has been running the Franta Group studio since 2010. Author of such projects as the adaptation of a tenement house to the Opera Hotel in Tarnowskie Góry, the Oswaldów Park housing estate, the expansion of the Municipal Hospital Complex in Chorzów or kindergartens in Kraków and Sułkowice. Winner of national and international competitions, e.g. for the Education and Sports Centre in Mysiadlo (1st prize), kindergarten in Sułkowice (1st prize), forest arboretum building in Syców (1st prize), residential complex in Zabrze (1st prize). Winner of an honourable mention in the competition: Stanisław Witkiewicz 2018 Małopolska Voivodeship Award
