VENA. Polski Holding Nieruchomości will build a modern office building in Wola!

VENA will be a 12-storey class A office building to be built at 83 Prymasa Tysiąclecia Avenue. The investor is Polski Holding Nieruchomości S.A. (PHN), which has commissioned Skanska to carry out the project. The value of the investment will exceed PLN 200 million.

VENA is a modern class A building that will provide over 15,000 sqm of space. The building was designed by Atelier 7 studio and will be a 12-storey building with a 2-storey underground car park. The development will provide 153 parking spaces. The underground car park will include charging stations for electric vehicles (for 5 cars). In addition, parking spaces for cyclists with a changing room equipped with showers have been designed on the underground storey. Efficient access for cyclists will be provided by a lift located directly at ground level.

Space on the ground and first floors will be available for services. Energy-efficient systems and installations, bicycle parking, changing rooms for cyclists and charging stations for electric cars are just a few examples of the facilities that await future tenants. The investment has been designed to be consistent with the current and future development in Wola. The façade of the building with its three-dimensional profiles will guarantee the comfort of working with daylight while protecting against excessive sunlight. An unquestionable asset of the building will be the green terraces located on levels 3 and 9, which will be available to future tenants. Access to the office building will be provided by an internal square with arranged greenery and small architecture, which will separate the office building from the VIS À VIS Wola residential development.

We have recently launched our two Warsaw premium office buildings SKYSAWA and INTRACO Prime, with a total of 48,000 sqm of space. In two years’ time, they will be joined by the VENA office building meeting the highest standards, the construction of which will soon start in Warsaw’s Wola district,” – explains Krzysztof Kowalski – Managing Director of the Investment Area of Polski Holding Nieruchomości

An office complex with a separate retail and service area will allow future tenants the freedom to choose their space from small and intimate to large. The possibility of flexible division of individual floors and tailored arrangement of office space will ensure the comfort of work for future tenants.

The investment has been designed in accordance with the BREEAM world certification standard for sustainable construction at the Excellent level. The office building will have energy-efficient systems and installations installed. The façade of the building with its three-dimensional profiles will guarantee working comfort in daylight while protecting the office premises from excessive sunlight and thus overheating. Parking spaces for cyclists are planned in the underground section, together with a changing room equipped with showers.
