The penthouse is located in the Deo Plaza development on Chmielna Street in Gdańsk. It is a two-storey space with a private lift and access to a spa area. The offered price of the flat was PLN 24.8 million, but the transaction itself was not disclosed. The real estate agency MO Real Estate, which oversaw the sale, assures that this was a record-breaking transaction on the Tricity market, and probably also nationally.
This type of space does not find its way into ordinary real estate services. The MO Real Estate agency offered the flat to selected clients who are aware of the real value of the property and the eight-figure sum does not shock them.
The penthouse is located in the Deo Plaza apartment building on the Motława River. The two-storey space occupies the sixth and seventh floors and has a total area of 435 sq m. The flat can be accessed using a private lift. A highlight of the space are the terraces that surround the entire flat. From here you can admire the Motlawa River, the Royal Way, the famous Crane, St. Mary’s Basilica or the Main Town. In addition, there is a guest suite on the third floor, which is part of the area. It can also be accessed by a private lift. Future residents will be able to use the wellness & spa area, the swimming pool and the reception area. Kamil Białas: How long does it take to sell a flat worth more than PLN 20 million?
Tomasz Modzelewski: The flat was in the owner’s stock, it was not put up for sale through official channels. This is why flats and premises with a price above a certain ceiling are tailor-made for a specific customer. I have been involved in the sale of the flat since the previous year, and I have intensified my efforts since August.
What was the most expensive flat you have sold so far?
To date, the highest sale I have handled was for a plot of land for a single-family building on Haffnera Street in Sopot for over PLN 9 million. Collector purchases are a part of the market that is growing along with the development of companies with Polish capital. If the Polish economy remains strong, the ultra-luxury flat market will continue to grow. After strong increases in recent years, we are seeing further growth in investments with a decent address.
What do people who buy flats for several million pay attention to? What do they expect from a premium investment?
There are three criteria for choosing such a property: location, location and location. Clients are increasingly paying attention to the security of the investment, but also the building itself; additional assets of the property, such as extensive common areas and access to what the city has to offer: the best restaurants or proximity to attractions such as cinemas, museums and concert halls, are important aspects.
In addition to its location in the heart of the city, the sold penthouse also boasts a private garage. Its surface area allows for the parking of up to seven cars. Unfortunately, no photos of the flat itself have been revealed. What we do know is that the investor bought it in a development state.
