The eclectic tenement house located at 45 Rogaczewskiego Street was built in 1900. The building underwent comprehensive renovation as part of the ‘Revitalisation of Biskupia Górka and Stare Chełm’ programme. This is the fourth completed investment of Gdańsk Properties under this programme. Work began in May 2022 and was completed in January 2024.
The building provided 10 council flats. The ‘Piaskownia’ signboard on the front elevation refers to the site from which the material used to expand the Main Town was extracted in the past.
The scope of works included the following: horizontal and vertical insulation, foundation slab, basement deepening and foundation shoring. All wooden ceilings were replaced with reinforced concrete ones, the external walls were reinforced with torcrete. Thermal insulation of the foundation walls to ground level was also carried out, and the external walls were insulated from the inside and the ceiling was insulated. The works also included a comprehensive roof renovation.

All works were carried out in accordance with the conservation work programme. The terrazzo in the staircase was restored, as well as the wooden cladding of the stairs, handrails and balusters. New fire door joinery was installed. An exterior door styled after a historic door was made. All the windows in the building were replaced with new triple-glazed timber windows that replicate the divisions and details of the original windows.
The renovation also included interior finishing work on the flats, which were fitted with bathrooms and kitchenettes. New installations were also installed in the building: sanitary, water supply, ventilation, electrical and teletechnical, as well as hydrant, earthing and lightning protection systems. The tenement was equipped with a Building Management System, which allows energy and utility consumption to be monitored.
The value of the investment is almost PLN 5 million with the support of EU funds and the Bank Gospodarstwa Krajowego’s Surcharge Fund.
